I have delayed writing this due to complications of my own health. I am a quadriplegic with other health issues. I have a full-time caretaker to take care of my 90-year-old mother and me. I was born in Panama, migrated to the United States when I was seven, and lived there until this past year. I had always dreamed of moving back to my homeland.

When my husband died, I decided to sell my house in Philadelphia and make the move. Fortunately, I contacted Terry Bradford, who with her husband Bob, are owners of Origen Real Estate Panama. They have lived in Panama, for I believe about ten years, and knew the intricacies of real estate here. I saw an apartment for sale that was listed on their website. The pictures and description of an apartment right on the beach were too good to be true and the price was very affordable for me. Terry said she would do a video of the apartment and the marvelous facilities to give me a better idea of the property. I became more excited and wanted to get to Panama as soon as possible.

Terry arranged with the owner in Canada to have me rent the apartment until the transaction was completed. There was a problem with the property manager who had changed the locks, but Terry kept at it and managed to get us in. When I was wheeled out to the balcony, I was just overwhelmed with joy, looking out to the ocean. I saw Terry with tears in her eyes, knowing that it was not just a sale, but genuine happiness for my mother and me. Bob took my mother and showed her the bedroom she would have.

This was all a dream come true, and I thank Terry and Bob for all they did to make it happen. Dayra C.

Working with Terry and Bob was a gift for all my prayers. Not only they support me in every step of the sale process, but also they do a magnificent job staging and taking all the photos to make the property appealing to buyers.
I’m very very satisfied with their job. I fully recommend them.

I have known Terry and Bob for over 2 years. When we first met at our villa to discuss selling they were totally professional, informed, and giving of their time and in their knowledge of what it would take to sell our villa. We spoke of many things and connected on a number of fronts. They listened and made excellent, intelligent suggestions. A wealth of knowledge on all things.

The listing process went smoothly because they made it so. I have never had to follow up as Terry has always kept me informed at every turn. I have never had that awful "deserted by Realtor" feeling that one can sometimes get. They have substantial resources and they have used them in an efficient manner to present our property to what can be an unforgiving, non-responsive marketplace. Truly, very fine people.

Terry and Bob have been working on my behalf for many years. There is practically no day or time they don’t make themselves available to talk or strategize. Unlike other brokers, I can rely on them to initiate contact with me—I don’t have to chase them. Their turnaround time for replies and inquiries is less than a day. They never slowed their pace even as the pandemic gripped the region. As far as I can tell they are never off the clock—with limited exceptions for the evening meal or church. As a bonus, I have found them both warm, personable and conversant on a wide variety of subjects.

Terry and Bob have been great to us. They helped us get to know the area and suggested different buildings to look at for investment. They helped facilitate our purchase at Royal Palm. They also kept us up to date through photos of the buildings progress.

Then they were there on our behalf to do the final walk through.

They have put us in communication with a great driver who has now become a very good friend. Terry and Bob have opened their home to us and have been more than kind and generous. If that wasn’t enough they gave us a personally made beautiful gift basket as a house warming. We hope to continue a working and personal relationship with Bob and Terry.

We were in Coronado for two days, and we met the loveliest couple, Bob Gugel and Terry Bradford-Gugel. They are the warmest, kindest people, and they opened their gorgeous ninth floor beach condo home simply to tell us about the expat situation in Panama. They helped us make a connection with another man, Tony L, who spent the entire day today taking us all over El Valle to see this beautiful mountainside area of Panama. Such kindness from people who do not even know us!

We are in El Valle one more day and then Tuesday, we leave for Chitre and Las Tablas—every day is an adventure!

Mr. Luis Fung, Sales Executive with Tucan, referred us to Terry and Bob Gugel´s real estate corporation, "Origen Real Estate Consultants, Inc." to market and advertise our condo for sale.

Origen Real Estate Consultants, Inc. provides services no other firm in Panama provides. In our first contact, they presented their history, qualifications and then they follow up with action!! We were very impressed with the straight forward style that Terry uses. She keeps us informed at all times.

Our previous experience with the professionalism in the real estate industry in Panama was very frustrating, and this includes the property management services. Not only did our previous property manager not do what they were contracted to do, but they were unable to get repairs done.

Terry and Bob were unaware that major damage was done to our unit, because of water and termites, when we contacted them. They went right into action taking pictures and compiling a list of things that need to be repaired. As of my last contact with Terry, repair work will begin next week. Like I said before, they went right into action.

My wife and I have been planning to move out the country to Latin America for some time. Even after we visited Panama a couple times, I really did not have a trustworthy person I could talk to, so I felt like I was not making any progress. After researching the web I found a newspaper called the Visitor which is in both English and Spanish, and read an article on a couple that moved to Panama. We called their US line in Panama and Terry answered which I was not expecting. Since I am a pilot, I fly a lot and picked a date to come back to Panama. She and her husband actually greeted me at the airport. So on the way to my hotel Terry and her husband, Bob, continued to answer so many more questions, yet adding a lot of humor and personal stories into the conversation. Upon checking with my attorney, I found that there are a lot of unlicensed realtors in Panama which is not acceptable to me. After this last visit, I felt like I received a year´s worth of research for the short stay of a week as we previewed so many areas and the pros and cons of each. Terry and Bob does an excellent and professional job, but also be prepared to answer a lot of questions so they can get to know your likes and dislikes. I have not found our home yet as my stay was so short, but now have a much better understanding of what I want and where we would like to buy new home in Panama.

My wife and I have both been planning to move out of California to Latin America for the last few years but had no first-hand contacts in Panama. After talking to our friend, he knew of a couple that made this move well over a year ago and referred us to Terry and Bob. When I called Terry and Bob I was totally surprised as to their patience in answering so many questions without rushing me through my list. After that call, we knew we were in good hands and could trust and count on them.

They helped us with everything from flights, tours, discounted accommodations rates in a suite right on the canal near their home - and personally greeted us at the airport with a hand-made personalized welcome to Panama sign. They helped us plan all 10 days and still allowed for free time. But we all hit it off and they joined us on so many adventures. We were even invited to a very up-scale opening of the Westin Hotel/Playa Bonita. Before we knew what was happening they were introducing us to their friends, broker and the actual owners and developers and took photos. Terry never goes anywhere without her camera so our entire trip was captured in five photo albums she sent to us. And since she does gourmet cooking, we were invited over for an Italian dinner made with homemade pesto (she grows her own basil) and a lobster dinner.

So after touring all the different areas from the downtown, Casco Viejo, Amador Causeway to the countryside, mountain and beaches, we knew where we wanted to purchase. No stress or pressure as they made everything fun. We´ll be back in June for a longer stay to start the process of paperwork for immigration and the purchase of our home. Thank you Terry and Bob for making us feel like we were your friends that came to visit you and not just clients.

Terry and Bob were very considerate of my time and very professional. They came on time and took many photos of the interior and exterior of my home. They took a lot of notes regarding the attributes of the home. A few days later my home was on her website along with a written narrative and all the quality photos with subtitles under each photo. Terry even followed up with me to see if everything was written correctly as she wanted it to be "perfect" for me. I was very impressed.

A few days later they called again and asked permission to bring prospective buyers with them. The couple wanted to see homes in the countryside as well as the beach. They come out with the prospective clients....on time, again. Further, Terry brought out a generous piece of her famous organic carrot cake for me and gave me the recipe. I don't know of any other service like that here. But apparently after being a real estate agent for 30 years in California, it comes naturally for her. They are professional, ethical, trustworthy and easy to work with. And the marketing reach with their website is exactly what I was looking for in order to sell my home.

I am so thankful to my dear friend who suggested that I use Terry as my real agent.  I was looking at on-line websites and it seemed that everyone I called was trying to hurry me when I had valid questions that needed to be explained.  Perhaps there were too many, but I wanted to make sure I made the right decision since I was relocating from the East coast to the West coast and not familiar with all the cities in Los Angeles county.  After much frustration, my girlfriend and her husband suggested that I call Terry.  After hearing their story, I felt like motivated to talk to yet another agent. 

Terry took all my information and even asked questions that I had not even thought about but was relevant to me making the right decision. What a pleasure to have someone listen and not hurry you and I could tell she was taking notes. She spent close to an hour with me on the phone and then emailed me some listings to choose from which were very detailed. The next day we went over them on the phone and I wanted to see all of them.  She didn´t hesitate, and made arrangements for me to see every single one.  We only stopped for lunch, which she paid for, and we completed the balance.  The last one was it for sure. It was perfect, and closer to my new office than the other ones. She truly understands the needs of out-of-town purchasers and has developed an incredible network of local service providers from home inspectors to insurance agents who made our purchase experience nearly flawless. More importantly, she really cares about her clients and goes the "extra mile" to make sure they are completely satisfied.

After many years of working with numerous realtors in purchasing various homes in Los Angeles country, we had a goal of eventually moving to Orange Country. I can´t say that we were thrilled with any particular realtor as the transactions were ultimately finalized.  Then as the economy continued to change for the worse we were not sure if we would ever move to our final destination.  We didn´t give up hope, even though several of our transactions fell out of escrow because of various reasons associated with the seller´s bank holding the loan. So we stayed in our home an additional year.

We always wanted to move to Orange County but it was too expensive for our budge at the time.  As luck would have it, I landed a much better position with a substantial increase in our household income.  But the economy was getting worse and it seemed the odds were against us.  We heard nothing but horror stories from friends.   When our office opened up an Orange County, I was accepted for the transfer.  And then another miracle - we finally found the perfect realtor, "Terry Bradford".

Terry is by far the most professional and up-beat positive individual I have ever worked with in real estate.  Integrity is a big part of who she is, and she does what she states she will do. No worries, and no stress as she took care of every part of the transaction, and some of the other agent´s responsibilities as well. So we closed escrow on our dream home in Orange County.  Terry was an absolute delight and a pleasure doing business with her. She even took time to make our family one of her famous award-winning carrot cakes and gave us the recipe. It was the best carrot cake we have ever had.  Now that is service!

I was so impressed by the way Terry handled her business in selling my house and I know in this economy, it wasn´t easy. Luckily, we had sufficient equity left in our home. Not only was she professional, she was a friend, did all that she could - and more. Kept me posted on what was going on and never leaving me out of the loop. When I had questions and asked for her assistant, she was there to educate me to where I would understand. And even if I didn´t understand she would repeat it over until she knew that I understood and I could only think to myself this lady has patience and is amazing. I really appreciated that. After all was done, Terry and I still remain in contact and I never want to lose that contact because I know that when I need her to be there to assist me as she has done so very well I was confident then and confident now. Home Rental

We first met Terry back in January of this year while applying for a rental unit that she was the listing agent. We wanted to rent for 6 months and then purchase a home while it was a buyer’s market. However, my credit was very bad as my husband and I had a business partner leave us with all the bills to a company that we were in partnership for several years. Also, since we do business in Japan, the funds stopped abruptly and we were faced with no income to pay many personal and business debts. Terry explained a new computer program that she had to give us a printed chart of how best to pay off what bills, and in what order. This would allow us to re-establish our credit and increase our FICO scores to what they were before. We now have a steady income and using this amazing program - before our eyes - we knew exactly what to pay off or down and in what order. We had thousands of questions along the way, but she was always there to help answer every question thoroughly and with a positive and up-beat attitude. We are so glad that we met an honest and hard-working person that really cares about others. We will definitely go back to Terry for both our real estate loan and have her represent us in finding us a home to purchase.

Terry, I was advised by my accountant that I needed to purchase a home for tax reasons. I had been procrastinating this for years as I didn’t want to go through the hassle. I went on-line and found your website. Being an engineer, I navigated and previewed throughout your site thoroughly. I saw that you were not only had a long career in real estate loans, but you were a Realtor as well. I was very impressed and decided that I would like you to represent me in both the loan process and as my Agent.

We cannot even begin to tell you how grateful we are to have been able to work with you in finding our new home.  It is no wonder that my family has used you for three transactions already!

As a couple getting ready to get married, finding a house seemed such a huge chore.  We did not know where to start or what buying a house required.  We were so happy when you came to us, talked us through both the loan and the real estate, and allowed our fears to be pacified. While look for properties with my wife one day, we came to one of your Open Houses in La Habra. We were both so impressed that you put on such a first-class setting for just a condo. The music played, you served the most delicious carrot cake ever and the whole house smelled like apple pie. You even gave us the recipe and we'll try our best.
As it turned out, the condo was perfect for our needs. Since we had our financing already in place, however, you not only handled all the paperwork for the purchase of our first home, but over-looked the loan that someone else was handling. If it were not for you catching garbage fees and over charging on the interest rate and points, we would have paid an additional $5,000. How could we ever thank you for going over and beyond the call of duty and not even getting paid on the loan that someone else completed.
The rest of the paperwork on the purchase and there was a lot a must say, you handled and explained everything to our satisfaction. We are now all settled in our home and just want to thank you for all that you accomplished in our behalf. Again, thank you for making our dream of owning a home come true.

Where do I begin to thank you for all the help in every facet of my retirement move?  I will never forget you coming to my home with that yummy carrot cake just to thank me for giving you the name of our management company for our association.  Little did you know that I was getting ready to sell my home and seek a qualified Realtor.

Well, you listed and found a buyer for my home in record time.  You were not only professional, but made the tension melt away with your up-beat and fun personality.  I can say that working as a legal secretary for most of my life - details are very important.  You covered everything in an Open House from your carrot cake, spices cooking on the stove to music.  Then at the same time, you looked for a "new" home for me closer to my children in Yorba Linda.  My home sold so fast that I concentrated more in packing than the details that you always seem to handle for me.
Since the "new" development had their own financing with a huge credit toward my closing costs, you suggested that I go through their lender even though you were a lender.  That my dear is called character and integrity. I had so many questions and even though you were not getting paid a commission on the loan, you were always there to answer each question thoroughly and never rushed me. You even saved me over $8,000 in closing costs by suggesting another type of loan and catching a lot of garbage fees that I would have had to pay.  And that I will be forever grateful.

In representing me now on my "new" home, again you were professional and thorough with every aspect of the purchase. Terry, in closing, again I will never forget the night of the drawing for the lottery for the units I picked out.  However, I had one particular unit in mind that was my favorite.  You took my hand and asked if we could pray together.  Later that evening my name was called and out of 36 units, so I got the exact unit I wanted.  I am now happily unpacking and enjoying my retirement. I wanted to take time to thank you for all the many hours and special things you did to make my last move an enjoyable one.

Dear Terry:
I cannot begin to tell you how thankful I am for having you come into my life.  Unfortunately, with the way bad economy had a way of causing a great "cash flow" decrease in the company I work for. I found myself in deep debt with my charge card holders to the point that all my charges were going up and up each month without me even charging anything!
I cannot tell you how many mortgage companies I applied to because they are too numerous to count.... You know the ones that say, "don't worry about your credit report, we can overcome it and get you a loan...", however, everyone I applied to said, "sorry... in your case we cannot help you, you have too much credit liability and not enough equity in your home".  Well, needless to say, I finally gave up and decided to let myself slip farther and farther in debt in hopes that God would grant me some kind of miracle...
Well, He did.... "you".... After talking to you on the telephone in the morning giving you my sad story and particulars, that afternoon, I received a telephone call from you telling me that you had approval on a loan for me already!  How you did it?  I don't know and to be frank, I didn't care -I was just so pleased that finally I could be released from the nightmare of paying high interest charges (i.e. each around 29%) and growing deeper and deeper in debt.
You handled my transaction within a two week period with the most professional and efficient process I have ever gone through.  You even called me from your hospital bed to make sure things were moving along properly,  which in your industry and any other is "unheard" of....

Where do I begin to thank you for going the distance with me?  I called you back in April 2003 for information on qualifying for a loan to purchase a home.  You came highly recommended from a co-worker and as soon as I talked to you. I knew that you were the one the help me.  Since this was going to be my first home, I had a lot of questions and sometimes thought that I was bugging you.  But you were always patient and took the time to answer each question in lay terms.  You were even kind enough to give me your home number and we chatted after business hours. I honestly say that I don’t think I would have gotten a home in this housing market if it had not been for you and your tenacious nature.
I know there was a long delay before I was able to purchase my home, but you always kept in touch, sometimes just calling and saying hi or dropping a note or card in the mail.  How do you find the time?  You are amazing!

I want to take this time to thank you for all that you have done for me in terms of not only finding me an absolutely perfect house, but the handling of my loan financing as well.

You are a hard worker and many times I would see you working in your office long after everyone has left the building. I will never forget coming over to your office at 8:30 one evening to say that I needed to buy a home. You immediately asked me what I was looking for in a home, the area I wanted to live, and many other questions so that you could narrow your search down. I was impressed after the many hours you worked that you stopped what you were doing and pulled up homes for sale for me.

Further, you took the time to help me fill out my loan application so that you could give it to your loan processor and underwriter the next morning. Then before we left to look at homes, your processor gave you my formal loan approval. Now I understand what you meant when you said you were a direct lender. That gave me the confidence that I needed so that I knew if I found a home, I was already approved to buy it.

We went out the next day, looked at about 15 homes and again working until late. I decided on a home and you wrote up the offer and faxed it to the agent. My offer was accepted by the next day and we got to open escrow. My loan on my very first home closed exactly on time and I moved in the same weekend.

I was impressed that you could handle everything and made it seem so easy for me. Thank you again for making my dream come true.

I want to personally thank you for all the work in finding my very first home. This was all going to be new to me and didn’t know where to start. I asked several close friends of mine and it turned out that you were instrumental in not only finding their first home, but handled their financing too. They said that you were not only professional, but also fun to with and always brought them some of your famous organic carrot cake when you showed them properties. After hearing this story, I knew you would be the right person for me.

First, they were right. I set up an appointment and met you in your office where you had a fresh piece of your cake waiting for me. yummy! I filled out the loan application and while we were looking at properties on your computer, your processor got me a complete formal approval. I couldn’t believe how easy you made it.

Your high morals, principals, ethics, and honesty have mad you a very successful woman in your industry.   I was your first listing when you became a Realtor seven years ago. You listed and sold my home in Laguna Beach in 48 hours when I was moving to Hawaii ? now that must have been a record in that market.

Now after living in Hawaii for a number of years and ready to purchase my own condo with my fiance, you were there for me once again.  I knew that I could depend on you with all aspects of the loan transaction.  I called you on August 11th, and you sent a loan application package overnight. Technology is great ? but to have a loan approval with the loan application faxed to you was very impressive. We were approved on the 12th and closed right on time.  My agent was also very impressed as well being that we were in Hawaii and you were in California.  Now I understand from a consumers point how important that a "direct lender" could serve a borrower.
All our follow-up documentation could be faxed to you later, which made the entire process a lot easier for us.

I would personally like to take this time to thank you for the most efficient service for refinancing my home.  I really never knew the difference between a "broker" and a "direct lender".  Since I met with you on June 13th, I was actually approved by your processor while sitting in your office - and we locked the interest rate in at the same time!  A few days later the appraiser called, scheduled an appointment and then apparently emailed the appraisal to you.
Also, thank you for suggesting that I wait until the 18th to sign my loan docs as it funded at the end of the month and saved me from paying extra interest.

Dear Terry:

Both Alma and I would like to thank for so very much for the speed in which you were able to refinance our home. We called you on April 11, 2003, and to our surprise we received an overnight loan application package the next day.  We filled it out and brought it into your office on April 14th in which it was submitted to your Processor/Underwriter for approval. 

Now I see why a "direct lender" is so important to a consumer.  We were formally approved within a half hour.  We wanted to lock in an interest rate, but you advised us that certain reports that were due out which may affect the rates and lets take a look at it on a daily bases.  You called us each day to let us know what the rates were and then on April 16th, we locked in out rate.  Then we were able to sign loan documents on April 24th.  Now this is impressive.

Did you know it can be very stressful buying a house? My name is Christy and my finance and I decided to buy a house. Having never bought a house before we didn’t have a clue what was in store for us. Without going into lots of boring details, I am going to skip straight on to the financing part of my story.

We picked out a new home. We were told that we had to give the finance company associated with our builder a chance to make us an offer. And in turn we would get extra thousands off of the closing costs. This is quite an appealing offer, any extra money off is good incentive for us to use their lenders. We were also told that they have a good success rate on financing most of their clients. Great, we thought, but we knew we need to get a few other mortgage companies working for us.

BMC is one of those companies. To make a long story shorter, we got the run a round from everyone but BMC! Remember the mortgage company associated with the builder? Well, we gave them all the information they requested weeks ago. We could never get them to call us back. We repeatedly heard, "Well call you tomorrow!" or "We can get you a better deal."

Now here is the whole point to my letter3; Terry Bradford and Rick Radde have measured up to everything they claimed to be. Within twenty-four hours of receiving all the information requested, an approval letter was issued to us. Phone calls were returned promptly and we even got calls when they were unexpected. They were kind of encouraging voices on the other end and we never felt as if we were bothering them. The thing is, even when BMC was ready to go for us we kept Terry and Rick "on hold". I’ll be honest, it was because of money, we were hoping to get the extra thousand off of our closing. My finance told Rick why we were holding out and without hesitation or attitude Rick said, "OK, whatever you decide, were here for you." I was so impressed with what Rick said. "Were here for you." Now let me tell you that was what we needed to hear. That night my fiance and I decided to go with BMC no matter what was offered to us by the other company. It was a matter of principle and basically the wonderful customer service from Terry and Rick. We understand that the other company was probably overwhelmed with loans and that is why we didn’t get the attention we felt we need, but we realized that it wasn’t just about the extra money we would have received, it was about prompt and courteous customer service as well.

Take that thousands of dollars and divide it over a thirty years fixed loan, it equals pennies. The price tag on the customer service we received from BMC is worth much more than that. So, we just wanted to say Thank You for helping us.

Having just closed escrow on my father’s home through your company, I thought I should take the time to tell you just how much I appreciated the service I received. Just for starters, it was the house sale from hell, with a out of state 82 year old blind man selling his home to his nephew, through his son (me) via P.O.A. We had tried to do the sale on our own but ran into problems with credit issues. Then I ran across a flyer of Terry Bradford, it was an old flyer but it put us in touch with exactly the kind of person needed to get this deal done! She worked tirelessly helping us find ways to get the credit problems squared away, she introduced us to Mr. Rick Radde, who bent over backwards at odd hours and days getting papers signed, and inspections done, because of my cousins quirky work schedule.
